Water Heater Repair and Replacement in Las Vegas
Your water heater has the hardest job of any appliance in your Las Vegas home. It fights 16 to 22 grains per gallon of mineral-loaded water every day. That sediment piles up on the bottom of the tank, insulates the burner, forces the unit to overwork, and kills it years ahead of schedule. We fix what can be fixed. We replace what can't. Same day, flat rate, no games.

Repair vs. Replace: How to Decide
Repair It If...
- • Unit is under 6 years old
- • Repair costs less than half of replacement
- • Problem is a thermostat, element, or valve — not the tank
- • No visible rust or corrosion on the tank
- • First time needing repair
Repair cost: $150 – $500
Replace It If...
- • Unit is over 8 years old (Las Vegas lifespan)
- • Tank is leaking from the bottom
- • Rusty or discolored hot water
- • Two or more repairs in the past year
- • Recovery time has gotten noticeably slower
Replacement cost: $1,200 – $4,500

| Factor | Tank | Tankless |

Both types need regular maintenance in Las Vegas. Skip it and you're buying a new one years early. A water softener extends the life of either type by reducing mineral buildup.
Why Las Vegas Destroys Water Heaters
Lake Mead water enters your home loaded with calcium and magnesium. When it heats up inside the tank, those minerals precipitate out of the water and settle to the bottom as sediment. Think of it like the white crust that forms inside a tea kettle — except it's happening inside a 40-gallon tank connected to a gas burner.
That sediment layer does two things. First, it insulates the burner from the water. The burner runs longer and hotter to compensate. Your gas bill goes up. The tank overheats from the bottom. Second, the sediment traps moisture against the glass lining of the tank, which accelerates corrosion. The lining fails. The steel underneath rusts. The tank leaks. Game over.
The fix: Flush the tank every 6 months to wash out accumulated sediment. Replace the anode rod every 2 to 3 years — it's a sacrificial metal rod that corrodes instead of your tank. And install a water softener if you don't have one. A $2,000 softener protects a $2,000 water heater for a decade. Math checks out.
Six Warning Signs Your Water Heater Is Failing
Rusty or Brown Hot Water
If only the hot water is discolored, the tank lining has failed and the steel is corroding. Cold water runs clear because it bypasses the tank. Once the lining fails, replacement is the only option — no repair fixes internal corrosion.
Popping or Rumbling Sounds
Sediment on the bottom of the tank traps water underneath. When the burner heats that trapped water, it boils and pops. The sound means heavy sediment buildup. A flush might fix it if the tank is under 6 years old. Over 8 years, the damage is usually done.
Water Pooling Around the Base
Check the T&P valve and supply connections first — those are repairable. If the water is coming from the tank itself (bottom seam or sidewall), the tank has corroded through. Turn off the gas or breaker and call us. A leaking tank can rupture without warning.
Hot Water Runs Out Faster Than Before
Sediment displaces water volume inside the tank. A 50-gallon tank with 10 gallons of sediment only holds 40 gallons of usable hot water. You used to get 20-minute showers. Now you get 12. That's sediment eating your capacity.
Temperature Fluctuates Wildly
Hot one minute, lukewarm the next. Usually a failing thermostat or heating element — both are repairable for $150 to $300. Less commonly, it's a dip tube that's broken and mixing cold inlet water with the hot water at the top of the tank.
Unit Is Over 8 Years Old
In Las Vegas, an unmaintained tank water heater over 8 years old is on borrowed time. Check the serial number on the manufacturer label — the first four digits are usually the month and year of manufacture. If it's past 8 years and you've never flushed it, start planning for replacement.
